Local overview

North York is where Toronto’s post-war suburb and its custom-home boom share the same street. A 1950s bungalow with its original oak floors sits beside a new house twice its height, and a few blocks over a condo tower rises above Yonge Street. Each needs a different kind of handyman, and most companies are comfortable with only one of them. FixitPlus came out of custom-home building — new builds, additions and whole-home renovations across the GTA — so all three kinds of North York house are familiar ground, and we quote each one for what is actually behind its walls.

The original fabric of the district is the post-war bungalow and side-split. Willowdale, Bayview Village, Newtonbrook, Bathurst Manor and Armour Heights were largely built out from the late 1940s through the 1960s. Expect plaster over gypsum or wood lath rather than drywall, oak strip floors, ungrounded circuits in places, and shut-off valves that have not been turned since the house was new. A simple fixture swap in one of these homes can stop at a seized valve or a ceiling box with no ground — and when it does, that part goes to a licensed plumber or electrician rather than being improvised. Plaster gets repaired as plaster, so the patch does not crack out along its edges by the next winter.

Don Mills is its own case. Laid out from the early 1950s as one of Canada’s first fully planned communities, it was built with modernist houses: low-slung bungalows and split-levels, wide windows, low-pitched or flat roofs and very little ornament. Owners there tend to value that character, and repairs should respect it — flush slab doors rather than six-panel replacements, slim casings rather than colonial profiles, original wood kept and refinished wherever it can be. Low-slope roofs also mean ceiling stains are common after a hard winter. We patch and repaint those once a roofer has fixed the cause, never before.

Then there are the rebuilt streets. Across Willowdale, Bayview Village, York Mills and Hoggs Hollow, many of the original houses have been replaced by large custom homes, and the Bridle Path holds some of the largest houses in the city. These are houses we know from the building side: ten-foot and higher ceilings, two-storey foyers, stone and large-format porcelain, wall-to-wall millwork and big glazed openings. Handyman work in them is finish work. Light from a window wall rakes across a tall drywall surface and shows every ridge in a careless patch, and drilling into porcelain or stone needs diamond bits and careful layout, because a cracked panel can rarely be matched from the same batch.

Along Yonge between Sheppard and Finch, around North York Centre, and out along the Sheppard subway toward Bayview, Leslie and Don Mills, the work moves into condo towers. Concrete ceilings mean a new light goes on the existing box, partitions are usually metal stud, and most buildings set drilling hours and require a booked service elevator. Many management offices also ask for a contractor’s certificate of insurance before they confirm the booking; we are fully insured and send it ahead so the visit is not held up at the security desk. Tell us the building when you enquire and the plan, the hardware and the timing are sorted while we quote.

Most-requested

What North York homeowners call us for

Plaster repair in post-war bungalows

Bungalows in Willowdale, Armour Heights and Bathurst Manor are plaster over gypsum or wood lath. Cracks along ceiling lines and above door heads get keyed, filled and finished as plaster, so the repair holds through a heating season instead of cracking out along its edges.

Right-sized repairs before a sale or rebuild

Plenty of North York owners know the bungalow has a few years left before it is sold or replaced. We price the repairs that keep it working well until then — doors, patches, caulk, fixtures, paint — and say plainly which jobs are not worth the money on a house with a short horizon.

Mid-century-sensitive repairs in Don Mills

Modernist Don Mills houses were designed around flush slab doors, slim casings and minimal trim. Replacement doors, hardware and trim are chosen to match that original language, and existing wood is repaired and refinished rather than swapped for whatever the big-box store happens to stock.

Drilling into stone and large-format porcelain

Towel bars, grab bars, glass shelves and mirrors in new custom-home bathrooms often land on stone or oversized porcelain. We lay out the holes to miss joints and edges and drill with diamond bits, because a cracked panel is rarely replaceable with an exact match.

Chandeliers, mirrors and art at height

Two-storey foyers and stairwells need proper access equipment and an electrical box rated for the weight of the fixture. We hang on existing rated boxes and on structure; anything needing new wiring or a new box location goes to a licensed electrician first.

Yonge–Sheppard condo installs

TV mounts, blinds, shelving and light fixtures in the towers around North York Centre and along the Sheppard line. Concrete ceilings, metal-stud walls, drilling hours, elevator bookings and the certificate of insurance most management offices ask for — all arranged before the visit, not at the front desk.

Proof of work

Work you can actually look at

Our Lawrence Park project took a dated Toronto home through a full renovation — floor-to-ceiling glass, walnut feature walls, a floating dining bench and a hotel-grade primary bath. It sits in midtown Toronto rather than North York, but it answers the question many North York owners are asking about an older house — renovate or rebuild — and it shows the finish standard the same crew brings to a handyman visit.

New custom homes

The first-years list in a new North York custom home

The rebuilt streets of Willowdale, Bayview Village and York Mills are full of new custom homes, and every one of them goes through the same settling-in period. Framing lumber dries out, the house runs through its first full heating season, and materials that were installed tight start to move. None of that means the house was badly built. It is how new houses behave, and as builders we know exactly where to look.

Before booking anyone, check whether the house is still inside its new-home warranty period, because some of these items may belong with your builder. For everything else — or once the builder has moved on — this is the list to expect, and it is cheapest handled together in one visit rather than chased one item at a time as each appears.

Trim and millwork that opens up

Mitred casing joints, baseboard along the floor and the seams in paint-grade millwork open slightly as the house dries. We re-set, fill and touch up once the first heating season is over, when most of the movement has happened, so the fix lasts.

Big doors on standard hinges

Eight-foot and taller interior doors are heavy, and two hinges are often not enough. When a door starts rubbing at the head or missing its strike, the fix is usually a third hinge or heavier hardware and a proper re-hang — not a plane taken to the edge.

Glass showers and large-format tile

Frameless glass and big porcelain panels rely on sealant joints at the glass, the inside corners and the change of plane at the floor. Those joints are the first to fail. We cut them out and re-seal with the right product before water finds its way behind.

Screw pops and hairline cracks

Fastener pops on tall walls and ceilings, and hairline cracks running from the corners of big openings, are normal as framing shrinks. They are best repaired once, after the first heating season, rather than patched every few months while the house is still moving.

FAQ

Handyman in North York — common questions

Yes — from Downsview and Bathurst Manor in the west, through Willowdale and the Yonge corridor, to Don Mills, Parkwoods and Don Valley Village in the east, and from Armour Heights and York Mills north to Steeles. North York is part of the City of Toronto and sits squarely inside our regular coverage, so most handyman jobs book within the same week with a real arrival window.

It depends on the foundation and structure, how much of the existing house you would actually keep, what the city will allow on your lot, and how long you plan to stay. Because FixitPlus builds custom homes as well as doing whole-home renovations, we can talk through both honestly. If the decision is a few years off, we can also keep the current house in good working order with repairs sized to that timeline.

Yes. Towers around North York Centre and along the Sheppard subway usually have concrete ceilings, metal-stud partitions, set drilling hours and booked service elevators, and many management offices want a contractor’s certificate of insurance before they confirm. Tell us the building when you enquire; we send the certificate ahead and bring the right anchors so the job finishes on the first visit.

Yes, on an existing box rated for the fixture’s weight. We bring the access equipment a high foyer or stairwell needs, assemble and hang the fixture, and agree the drop height and centring with you before it goes up. If the box is not rated for the load, or the fixture needs a new location or new wiring, that part goes to a licensed electrician first.

Repairs to an existing deck — replacing boards, re-securing railings, fixing stairs — are handyman work, and we handle them. Building a new deck or enlarging one on a lot that backs onto a ravine is different: those properties can fall under the city’s ravine protection rules and conservation-authority regulation, so approvals come before construction. We will tell you which side of that line your job sits on.

Yes — a single-storey North York bungalow is well suited to ageing in place, and most of the changes are handyman work. We anchor grab bars into studs or blocking at the tub, shower and toilet, add a second handrail on the basement stairs, swap round knobs for levers, fit a hand-held shower on a slide bar and replace raised thresholds that catch a foot. Widening doorways or building a walk-in shower is renovation work we scope separately.

Often, yes — many North York bathrooms with sound original tile can be refreshed rather than gutted. We re-grout and re-caulk, replace the vanity, faucet and toilet on the existing connections, change the mirror, accessories and shower head, and repaint. If the tile sounds hollow, the subfloor is soft or you want to move the toilet or shower, it becomes a renovation with a licensed plumber and possibly a permit, and we will quote it that way.

Yes — plaster walls are common in North York’s post-war bungalows, and they need a different approach from drywall. We locate studs or solid backing, drill rather than hammer so the plaster does not crack, and use anchors and hangers suited to plaster over lath. A heavy mirror goes into framing, not into the plaster alone. If a wall turns out to have loose or cracked plaster, we stabilize it before anything is hung on it.
