How a FixitPlus Home Renovation in Toronto Runs, Start to Handover
The question underneath every first call to a renovation contractor in Toronto is the same: what is this actually going to be like? It starts with a walkthrough at the house, not a number over the phone. Alan, our project manager, looks at what is there — the electrical panel, the plumbing visible in the basement, the floors and framing — and asks how you use the rooms, not just how you want them to look.
That becomes a written scope listing every item: what is included, what is not, which finishes are chosen and which are still open. The quote is built from that scope, line by line, so you can see what you are paying for and compare it fairly. From signing to handover, Alan is the one person you deal with — ordering materials, booking trades in sequence, meeting inspectors, and telling you the moment something behind a wall changes the plan, with any change priced and agreed in writing first.
Permits and licensed trades
Structural changes, new drains and supply lines, gas and new electrical circuits need permits and licensed trades. We identify what triggers a building permit or an ESA inspection before the quote is final, and that work is done by licensed electricians, plumbers, gas technicians and engineers.
Sequencing that avoids doing work twice
Demolition, then framing and rough-ins, then inspections, insulation and drywall — and only then cabinets, tile, flooring and trim. Finishes go in last and stay covered while other work continues.
Living in the house during the work
Most clients stay home. We seal the work zone with dust barriers, protect floors along the route in, agree working hours, and leave the site safe at the end of each day. Where the scope allows, one bathroom stays usable.
Condo renovation in Toronto: approvals first
Management approves the work before anything starts — usually an alteration request with drawings and our certificate of insurance. Rules on work hours, elevator bookings, water shut-offs and flooring underlay differ by building, so check your declaration and rules early.
Handover
A final walkthrough with Alan, a punch list for anything that is not right yet, a full clean, and our workmanship guarantee on the finished work.
